Age Requirements:

We require two people 25 years of age or older.  Guests under 25 years of age are prohibited unless accompanied by a parent or legal guardian. Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money and the party will not be able to check in. Eviction rules apply should the accompanied parent/legal guardian leave property and occupants are unsupervised and/or occupants display undesirable behavior that may cause harm to others, damage to property or disturb the peace and comfort of others.

Cancellation or Changes to Reservation dates:

Cancellation Policy/Refunds:

  • Daily/Weekly reservations if you cancel your reservation there will be a $33.60 cancellation fee.
    • If you cancel or adjust your reservation dates within 21 days of your arrival date you will forfeit or be charged the full amount of $250 (2 bedrooms), $350 (3 bedrooms).
  • Monthly reservations, if you cancel your reservations 90 days ahead of your arrival date you will forfeit $33.60. 
    • If you cancel or adjust your reservations within 90 days of your arrival day you will forfeit or be charged $533.60 for all size units.  Sorry, no exceptions.

Check-In Time: 4:00pm (Central)

Check in location 7205 Thomas Drive Office C, Panama City, Florida 32408. Please note, arriving before 4:00pm does not guarantee early check-in.  We ask our guest not to arrive to the property any sooner than 3pm (CT) to avoid waits longer than one hour.  Please be advised that Repairs and Routine maintenance are an integral part of the property management business.  We try and service every unit after a departure/and before next arrival between 10am-4pm (CT) if at all possible, however, some repairs may need to be handled during occupancy as a last result.

Check-Out Time: 10:00am (Central)

Stays beyond check out time are subject to a full days charge.

Cleaning: To ensure that the condos are well maintained, cleaning and cross-inspections will occur after each departure by Man Maid Housekeeping. Guest is required to (A) Empty all trash cans and remove trash from the interior and exterior private balcony of the condo. (B) Wash and put away all dishes/pots/pans/silverware. (C) Please keep all used towels and sheets separate. Place any used/wet towels in bathrooms (D) Ensure the home (including private balcony) receives reasonable cleaning during your stay, i.e. vacuuming, sweeping, trash removal, washing of dishes, etc. to avoid additional cleaning charges (E) Leave furniture and other contents in the original location and condition. (F) Before departing unit do a final look around entire unit, to include closets, drawers, W/D for any missed personal items, i.e telephone charges, clothing. (G) When departing, leave A/C on 72 degrees. (H) Secure the unit: close & lock doors.

Damage Waiver:

A non-refundable damage waiver fee of $50 is required when booking. The Damage waiver protects you and the contents of the unit for incidental damages reported to the office up to $350. The guests will be held responsible for any repairs/replacements that exceed $350.  The Damage Waiver does not cover damages such as smoking in unit, pets in unit (see Smoking and Pet section), any linen, towels and/or inventory loss and for any excessive cleaning required (including furniture & carpets). The damage waiver does not cover damages that occur outside of the unit (i.e. elevator damaged caused by horseplay resulting in service outage and service calls) the registered guest will be held liable for such damages and the cost to repair should intentional damage occur.

Door Locks:

Our doors all have Keyless entry. A code will be programmed and given to you on arrival.

Minimum Stay:

During the Peak period of 5/22/2021-08/06/2021 the majority of our two bedrooms require a one-week reservation (Saturday-Saturday); All three bedrooms reservations during 5/22/2021-08/06/2021 require a one-week reservation (Saturday-Saturday).  During the Fourth of July Holiday, ALL unit types require a one-week reservation (Saturday-Saturday) from July 3 to July 10, 2021.

Pets:

No Guest Pets allowed. In the event anyone has or have had a pet in a unit, guest agrees to pay all costs to clean and fumigate after breaking the No Guest Pet Allowed policy.  You will immediate be charged $350 in addition to the Damage Waiver Fee should unit be found to have/or have had a pet in it.  If guest is caught with an unauthorized pet on property/in unit immediate boarding of the pet is required. Eviction and forfeiture of full rent and all fees if pet is unable to be boarded.   

Service Animals allowed; ESA allowed with required documentation.

Payment:

We require $350 on the day the reservation is booked for all advance reservations. If the reservation is booked 30 days from arrival date the full rental amount is required on booking. We require the remainder of the rental balance (30) days before your arrival date and balance will automatically be applied to the same card used upon booking. The method of payment Cashier check, Travelers check, Visa, MasterCard, Discover or American Express (Credit Card must be registered to the same name as the registered guest).

Parking on Property:

Maximum of 2 cars for all two bedrooms; 3 cars maximum for all three bedrooms during Spring Break and Peak season (Between Memorial Day & Labor Day). All other times of the year advance approval for additional vehicles must be approved by Management in advance at a cost of $10 per day per vehicle over the maximum.

Absolutely no trailered vehicles, boats, jet skis, travel trailers, RV, rented scooters/golf carts, etc. are allowed to enter property.  We can recommend local storage areas in advance of your arrival for those that wish to bring them. 

Speed Limit – 10mph on property.

Refunds:

We do not refund for early departures.  Also see Weather Policy section.

Smoking:

All rental units are Non Smoking. In the event anyone smokes inside the unit or smoked on balcony and smoke has drifted inside unit, guest agrees to pay $350 in addition to their $50 Damage Waiver fee for all additional cleaning, ozone fees to remove smoke smell from unit furnishings, loss of rental as a result of smoking in unit. Smoking is allowed on the balconies, but please be very cautious and close the balcony doors to avoid charges.

Unfortunate Situations:

We reserve the right to substitute or cancel a reservation should a situation arise causing the unit rented to be unavailable. Sale of units, owners dates, repairs and routine maintenance are an integral part of the property management business. We try to service every unit before arrival if at all possible, however, some repairs may need to be handled during occupancy as of last resort. All DVD’s, television, major appliances, air condition/heat systems, etc. are subject to an occasional repair and maintenance “Down Time”. Owners reserve the right to replace furniture, change out décor and bedding.  We will only contact you regarding changes to the unit if the sleeping arrangements have changed to sleep less than the unit type advertised.  The 2 Bdrm units sleep maximum 6, 2 Bdrm Ex sleep maximum 8, 2 Bdrm Lg. units in Buildings B, C & D sleep maximum 8 – E Bldg sleep a maximum of 6, 3 Bdrm Ex sleep a maximum 10 (a very few units accommodate 12) however, the Dunes of Panama only guarantees accommodations for a maximum 10 people.

Weather Policy: 

We do not refund for undesirable weather conditions, undesirable water conditions or tropical storms.  We only refund unusable reservation dates due to Mandatory Hurricane evacuation by Panama City Beach, Police.
