We take pride in providing our guests with personalized and professional service to make everyone’s stay pleasant and enjoyable. This directory is provided to familiarize you with our many amenities available to you as a guest of the Dunes of Panama Management and Vacation Rentals. Our office is located Gulf front in Building C. If there is anything that our staff can do to make your visit more enjoyable, please feel free to ask.
We ask that you please read the Concierge booklet located on the coffee table or bar (if no coffee table), On the first few pages, you will find our property information. Please become familiar with the information especially the sections which specifically addresses A/C, balcony railings, beach areas, fitness room, pool & pool chairs, quiet time, no smoking and sun tents.

A/C: Please do not set the A/C thermostat below 72 degrees and any higher than 79 to avoid condensation on the floors above and below causing A/C unit to freeze up.
With Florida’s humidity, we also ask that you do not leave A/C running while the sliding glass doors or front door are open. Excessive condensation will occur on floors and A/C vents and will result in the unit taking longer to re-cool.
WARNING: LEAVING FRONT DOOR AND BALCONY DOORS OPEN WILL CREATE A STRONG WIND SUCTION THROUGHOUT THE UNIT AND WILL CAUSE ALL DOORS IN THE UNIT TO CLOSE WITH EXTREME FORCE. THIS ALSO CAUSES BLINDS AND DRAPES TO BE DAMAGED FROM BLOWING OUTSIDE THE UNIT.
Damages caused to door frames, locks, blinds, drapes or wall pictures falling and damaged due to leaving sliding glass doors open will be the full responsibility of the registered guest.
Washing Machine & Dishwasher: Please do not operate the washing machine or dishwasher unless you are in the unit. These appliances can malfunction and flood many units. Please use appropriate detergent for HG machines.
Ice Maker: We empty ice and clean tray after every checkout. Please flip bar on icemaker down upon arrival to begin producing ice.
Refrigerator: We ask that guests do not adjust the refrigerator/freezer control knob to the maximum setting. Refrigerators are not engineered to go from being completely empty to full in a matter of minutes. Please be aware that if you place a significant amount of groceries in the refrigerator, it will take a considerable time for those groceries to cool, particularly if you have room temperature bottled water and soda. If the freezer is making ice, then your refrigerator is working properly. Please simply give it time.
If there is anything not functioning, please give us a call immediately at 850-234-8839 or O from some phones or after hours 850-234-7430 or 850-867-8845. While we cannot provide any refunds for breakdowns, we’ll perform the service as quickly as possible.
ATM There is an ATM located inside Suds Weezers in the bottom of E BLDG.
Age Requirements Singles under 25 years of age are prohibited unless accompanied by 2 parents or legal guardians. Falsified Reservations- Any reservation obtained under false pretense will be subject to forfeiture of advanced payment deposit and/or rental money and the party will not be able to check in. Same rules apply should the accompanied parent or legal guardian leave property or occupants unsupervised or occupants display undesirable behavior disturbing the peace of others eviction will follow immediately.
Balcony Railings For the safety of our guests, Parents please discuss with your children there is to be no horseplay, climbing, or throwing any item over balcony and catwalk railings. Please refrain from these actions for they are extremely dangerous and can result in serious injury and severe consequences. If you see this conduct occurring on the property please contact security immediately at 850-234-7430; 850-567-8845 or the office at 850-234-8839.
Basketball Hours 8:30am-11pm. Courts are first come first serve. Building “C” vacation office has equipment available to sign out from 7:30 am to 6:00 pm. In order for all guest to enjoy there is a 2 hour check out limit. Equipment check-out after 5:30 pm must have equipment returned to security or back to the office the next morning no later than 8:30 am. All items are checked out on good faith that they will be returned undamaged if not the replacement cost will be the responsibility of the guest/unit that checked out the equipment.
BBQ Facilities Located on/near the pool deck of BLDG A&B and located off walkway of BLDG E (near Suds Weezer’s Deli). Grilling is not permitted on balconies.
Beach Area No glass containers allowed; before departing the beach, please be sure to empty trash in the receptacles provided. Dunes of Panama is not responsible for items left on the beach. Please follow the Leave No Trace Ordinance*. For everyone’s safety, we ask that you please observe the Beach Flag System located outside of B & E pool deck informing of water conditions daily. See signs at each beach access for flag details or inquire in office. The beach is patrolled by the Police Department, large congregation or parties are not allowed. Should you need assistance or report large congregations please contact the Police Patrol at (850) 233-5010 or Dunes Security at (850) 234-7430 or (850) 867-8845.
*Leave No Trace Ordinance: The Leave No Trace Ordinance states that all personal items will be removed and disposed of if left on the beach between the hours of 7:00pm to 7:00am (CST). These items include, but are not limited to: tents, chairs, toys, umbrellas, and coolers.
On public beaches or with the upland landowner’s permission, Dunes of Panama beachgoers may store personal belongings overnight at the toe of the dune. The toe of the dune is the area of the beach immediately seaward of the dune and beach vegetation. To be specific, it is the area of the beach that is furthest from the water that is not in a sand dune or beach access point.
Those who store their personal items overnight do so at their own risk. The County, City, Tourist Development Council, beach maintenance contractor as well as the Dunes of Panama, do not assume any liability for any items left on the beach after 7:00 pm.
The Leave No Trace ordinance is currently in effect and is active year-round.

Beach Trolley Bay Town Trolley offers different routes around town and Panama City Beach. There is a Bus Stop Location located outside the entrance of the Dunes of Panama on the right side of the road.

Check Cashing Due to the limited amount of cash kept on the property, the condominium is unable to provide check cashing services at this time.
Check-In Upon your arrival we ask that you review your unit and notify the office the day of your arrival if you find anything needing attention in order for our housekeeping and maintenance to respond on the same day of your arrival to ensure that everything is satisfactory. You will find a starter supply of soap, trash bags, and dishwasher detergent. We do not provide a daily maid service so you will need to launder towels and linens as needed in the washer and dryer provided for you in your unit.
If you have arrived after 6:00 pm, please be sure to stop back by the office tomorrow morning before noon to settle your balance. If your account has not been settled within 24hours of check-in, your credit card will be charged and unit secured.
Check-Out Checkout time is 10:00 am (CST) prompt. All units must be fully vacated by 10:00 am Sharp on check-out day or guest will be subject to a late check-out fee of $175 if any guests, baggage remain in the unit or on premises. Check-in and Check-out times are strictly enforced to have all of our condos in good condition for everyone’s vacation.
When departing, please complete the following:
- Double check to ensure that you have all of your belongings (under beds, chest of drawers etc).
- Dishes must be washed. Place dirty dishes in the dishwasher and turn it on.
- Place used towels in a pile in bathrooms.
- Trash must be taken out and disposed of in the trash chutes located on each floor, to avoid spills on walkway & carpet please take trash can from unit to trash receptacle and return back to the unit.
- Sliding glass doors are closed.
- All lights are turned off.
- Thermostat set to 72.
- Secure the unit close and lock doors.
Please be advised that if the unit is left in poor condition, or any items from the unit are missing or damaged (such as towels, linens, pillows, accessories, electronics or damages) the charges for replacement or repairs will be billed to the credit card which was given when reserving your vacation stay agreeing to and accepting responsibility for the contents of the unit should damages/missing items occur during your stay.

Every Wednesday during June & July starts at 9:00 am and ends at 10:00 am (CST) for children 5-12 adult participation requested. Sign your child up in C bldg Vacation rental office and get your armband. *Free for all participants that have rented thru Dunes of Panama Vacation Rental Bldg C all others are welcome to participate for $6 per child. Location for activity is in on the B-C poolside under the gazebo area, weather permitted

Elevators Parents please discuss with your children that the elevators are an extremely expensive piece of equipment, not to be used as a playground, and there is to be no jumping in elevator cab, or pressing multiple elevator buttons. Cost of damage associated with misconduct from registrant, family, or guest will be the responsibility of the Registrant. “E” BLDG Camera Surveillance covers parking lots, balconies, and elevators. D BLDG surveillance covers walkways & elevators. Anyone caught will be detained at the security gate or office until parents or authorities arrive. Throwing items off balconies and catwalks is extremely dangerous and can result in serious injury. Please refrain from these actions for it can have severe consequences. Door Locks Our doors all have Keyless entry. A code will be programmed and given to you on arrival.
Fax Machine Facsimile (FAX) service is located in BLDG “C” Vacation Rental Office and is available for your convenience for a $1.00 per page. Dunes of Panama fax: (850)235-8210 Specify name room is registered to and room number.
Fitness Room Hours of Use: 7:30 am-8:00 pm Location ground floor of E BLDG Age requirement 15 + (All other ages strictly prohibited even with adult) MAX OCCUPANCY: 5 people No food, water only.
Gate entry codes change weekly. Refer to parking pass for codes.
Handicap Parking Available Valid Handicap Permit must be visible at all times. If you need assistance please contact BLDG “C” Vacation Rental Office.
High Chairs Please call “C” BLDG Vacation Rental Office at (850) 234-8839 or contact security during non-business hours at (850) 234-7430 OR (850) 867-8845. Rentals are $10/per day.
Internet Access in Room or Lobby Your unit has free wireless internet access for up to 2 computers. We also have a computer located in BLDG “C” office for guest use with a maximum of 20 minutes per person.
Linens/Towels In order to maintain reasonable rates, we do not provide daily maid service. Your unit has been supplied with the initial setup of one towel/one wash cloth per guest per unit sleeping accommodations, along with bed linens. Towel exchange service is available for a fee of $10 per exchange for those who are interested. If you just want additional towels, it is a fee of $10. Contact “C” Office at (850)234-8839 or from some phones, simply press “0”. If not, there is the convenience of a washer/dryer in every unit. Linen/towels are not covered by the Damage waiver so should Linen/Towels show up missing from the unit or damaged the guest will be held responsible.
Lobbies/Elevators Lobbies: Please help keep our lobbies and elevators dry by toweling off when leaving pools and into elevators/lobbies.
Lost and Found Items that are found will be placed in lost and found for 30 days. Maintenance, Pool Supervisors, and office can assist you. You may come by the “C” BLDG Vacation Rental Office for help.
Luggage carts are located in each lobby. Please do not take luggage carts into units to avoid any damages to doors, walls, and trim. Please be courteous to others and return the luggage carts back to lobby when unloading is complete for next guests usage.
Mail/Mailboxes Outgoing mail location: “C” BLDG Office & E Column near mailboxes Mail is delivered Monday through Saturday to the “C” BLDG Vacation Rental Office. Anything that cannot fit in individual mailboxes will be brought here. During winter months they will place mail in parcel box and place key in mailbox for your access. Please make sure to have Name and Room Number listed on the package. If mail is incorrectly marked or brought to the office we will try and contact registrant. We will not be held responsible for it is the guest’s responsibility to check with the office to obtain their packages.
Medical Services Emerald Coast Urgent Care is the closest medical facility located at 2704 Thomas Drive. The closest hospital is Bay Medical at the Beach 11111 Panama City Beach Parkway. Gulf Coast Hospital located at 449 W. 23rd Street in Panama City.
Parking Covered parking areas are reserved for owners unless marked with the same number as your unit. There is room for one vehicle per party ONLY underneath the buildings. The covered/gated parking in the E bldg is private; however, you may park in the parking lot on top of the garage or the outer parking spaces. Sorry, we do not allow trailered vehicles, boats, or RV’s onto the property during Spring Break, Memorial Day weekend through August 15th and Labor Day weekend. The boats etc. you see on the hill are affiliated with Hidden Dunes. At all other times of the year, parking arrangements must be made prior to arrival with the office. The Dunes of Panama is not responsible for vehicle damages while the vehicle is on property. 2 Vehicles 2 bedroom, 3 Vehicles 3 bedrooms. Additional parking $10 per day.
Parking Lot For the safety of all our guests we do not allow tailgating, skateboarding, skates, baseball or softball practicing or playing, corn hole or any other beach games that can be checked-out from the office to be played in parking lots.
Pet Policy No Pets allowed. In the event anyone has/had a pet in a unit, guest agrees to pay all cleaning and fumigation fees of $350 in addition to their Damage Waiver Fee, and pet must be boarded immediately. Eviction and forfeiture of full rent and all fees if the pet is unable to be boarded.

- Hours: 8am – 11pm. The pool is for use by registered guests and owners.
- No lifeguards on duty – swim at your own risk.
- No running or horse playing allowed in pool or on pool decks.
- No chairs in the pool.
- Babies / Toddlers: All babies/toddlers must wear an approved swimmer’s diaper to protect pool.
- Shower before entering pools to remove suntan lotion and oil.
- Showers are located at west bathhouse and walkways to the beach.
- Keep radios at low volume so not to impose on others.
- No glass containers of any type allowed on pool deck.
- Floats: small child size floats and noodles / floating devices only.
- No pets allowed in the pool area.
- Bad weather conditions: No swimming allowed during lightning or dangerous weather conditions.
- No smoking or eating in the pool.
- No objects to be thrown in the pool area
- Patron,s please be respectful of other people and their property, the unacceptable behavior will not be tolerated, 1 warning and then removal.
- Please remove trash from your area and dispose of in receptacles.
- Handicap pool lift available on request.
We strive to make everyone’s stay enjoyable and family friendly so please wear appropriate attire that will not offend other families. We also ask that you please refrain from use of profanity, public drunkenness, or underage drinking on the premises. Report such issues to security at gatehouse or “C” BLDG Vacation Rental Office.
Quiet Time Dunes of Panama has quiet hours from 11:00 pm to 8:00 am and strictly enforced. If there is a disturbance please contact our office at (850) 234-8839 or Security at 850-234-7430 or 850-867-8845 so we can handle promptly.

Refunds Cancellation Policy: If you cancel your reservation there will be a $30 cancellation fee. If you cancel or adjust your reservation dates within 21 days of your arrival date you will forfeit or be charged the full amount of $250 2 bedrooms, $350 3 bedrooms. No exceptions.
Early Departure: We do not refund for early departures.
Weather Policy: Our policy is that we do not refund for undesirable weather conditions or tropical storms.
Hurricane Policy: If you are currently on property at the time the Officials announce for everyone to evacuate Panama City Beach, the Dunes of Panama will refund any unused days of rent.
Reservations Go ahead and secure your rate for next year! You may make reservations directly with our “C” BLDG Vacation Rental Office by calling toll free (800) 874-2412 or locally at (850) 234-8839. Or click here to make your reservation online. However promotional specials and specific units are not guaranteed a year in advance due to changes such as unit sales, or changes to rental conformity requirements of the owner and management.
Rollaway Beds Please call “C” BLDG Vacation Rental Office at (850) 234-8839 or contact security during non-business hours at (850) 234-7430 OR (850) 867-8845. Rentals are $10/per day.
Security is on premises from 3:00 pm- 7:00 am daily. If you need to report a problem or any additional assistance please contact security directly at (850) 234-7430 or (850) 867-8845 (cell). If you have a problem not during security’s hours please contact the “C” BLDG Vacation Rental office IMMEDIATELY at (850) 234-8839.
Smoking All rental units are Non Smoking. In the event anyone smokes inside the unit or on the balcony and smoke has drifted inside the unit, guest agrees to pay $350 in addition to their $50 Damage Waiver fee for all additional cleaning, ozone fees to remove smoke smell from unit furnishings, loss of rental as a result of smoking in unit. Smoking is allowed on the balconies, but please be very cautious and close the balcony doors to avoid charges.
Shuffle Board Located on C pool deck. The court is first come first serve. “C” Bldg vacation office has equipment available to sign out from 7:30 am to 6:00 pm. In order for all guest to enjoy there is a 2 hour check out limit. Equipment check-out after 5:30 pm must have equipment returned to security or back to the office the next morning no later than 8:30 am. All items are checked out on good faith that they will be returned and returned undamaged if not the replacement cost will be deducted from the security deposit.

Swing Set Tiny tot swing set located directly on the beach by BLDG A & D
Telephone Local and “800” calls are free. Long Distance calls require a calling card.
Tennis Hours 8:30 am-11:00 pm. Located at B Building. Courts are first come first serve. “C” Bldg vacation office has equipment available to sign out from 7:30 am to 6:00 pm. In order for all guest to enjoy there is a 2 hour check out limit. Equipment check-out after 5:30 pm must have equipment returned to security or back to the office the next morning no later than 8:30 am. All items are checked out on good faith that they will be returned and returned undamaged if not the replacement cost will be deducted from the security deposit.
Trash Trash chutes are located in every building on every floor. They are located at the end of the hallways. Please do not place large boxes, etc. down trash chutes. This will clog chutes and back up trash on multiple floors.
Unloading You may pull your vehicle up to unload in front of building lobbies (Max 15 min). Luggage carts are located in each lobby. Please do not take luggage carts into units to avoid any damages. Please be courteous to others and return carts back to lobby when unloading is complete for next guest use.
Volleyball Hours 8:30-6pm. Located on the beach at Building C. Courts are first come first serve. “C” Bldg vacation office has equipment available to sign out from 7:30 am to 6:00 pm. In order for all guest to enjoy there is a 2 hour check out limit. Equipment check-out after 5:30 pm must have equipment returned to security or back to the office the next morning no later than 8:30 am . All items are checked out on good faith that they will be returned undamaged if not the replacement cost will be the responsibility of the guest/unit that checked out the equipment.
Walking & Stairwells are to be clear at all times. no personal items such as shoes, beach buggies, floats, coolers, toys, etc. are to be left outside the unit door or placed in stairwells. Items left outside the unit door are safety hazards during emergency fire evacuation and other emergency situations or can cause someone to trip and fall. Items left outside obstructs proper cleaning of walkways by our building maintenance personnel. Please be advised items left outside unit will be removed.
Winter Guest Rentals/Activities Anyone interested in a monthly rental can obtain an application from the BLDG C Vacation Rental Office. We offer several activities and parties that take place during the winter months of Jan-March, some with a nominal fee. All other rates and information can be obtained during business hours.
