Rental Policies
- Rates are subject to change due to supply and demand. Rates are guaranteed once you are booked.
- 2021 Sales tax of 12%, Non-Refundable Damage Waiver $50, Registration fee $30, Cleaning fee are not included in rates. Reservations booked a year in advance should the Sales tax increases in 2021 the new tax rates will apply.
- 2020 Daily/Weekly Guest Cleaning fee – All 2 bedrooms $135, All 3 bedrooms $160. Reservations booked a year in advance should the Cleaning fee tax increases for 2021 the new cleaning fee rate will apply.
- Age Requirement – 25 Years of Age – Singles under 25 years of age are prohibited unless accompanied by two parents or legal guardians. Falsified Reservation – Any reservation obtained under false pretense will be subject to forfeiture of advanced payment deposit and/or rental money and the party will not be able to check-in. Same policy applies and eviction will follow immediately should the accompanied parent or legal guardian leave property or occupants unsupervised or occupants display undesirable behavior disturbing the peace of others.
- Cancellation Policy + 21 days before arrival date $33.60. Cancellation Penalty inside the 21 day of arrival countdown forfeit $250 for 2-bedrooms: $350 for 3-bedrooms.
- Check-in Time 4:00pm (CT); Check-out Time 10:00am (CT)
- Damage Waiver- Dunes of Panama requires a $50 Non-Refundable Damage Waiver on all reservations. The Non-Refundable Damage Waiver covers any incidental damages up to $350 reported to the office during your stay. Damages that exceed $350 are the responsibility of the guest.
- Minimum Nights – The majority of our units 2-bedroom units and all the 3- bedroom units require a one Week Minimum from Sat – Sat during Peak Summer and/prime booking periods. The 4th of July week (Sat – Sat); all units 2-3 bedrooms require a Week Minimum from Sat – Sat. July 3 -10 (2021).
- Parking on Property – Automobiles – Maximum of 2 cars for all 2-bedrooms, 3 for all 3-bedrooms especially during Peak Summer and Holidays. All other times of the year approval by Management must be given prior to traveling and extra vehicles will be charged $10 per day/ per vehicle. Absolutely No trailered vehicles, boats, jet skis, and RV travel trailer/motor homes allowed access onto property and/or parking during Spring#1, Memorial, Peak Summer, Labor Day. All other times of the year approval by Management must be given prior to traveling.
- Pets – No guest pets allowed the penalty for bring a pet is $350 and removal of pet from unit/grounds is required. * Service Animals allowed; ESA allowed with required documentation.
- Smoking – All units are strictly Non-Smoking. Guest will be responsible for paying $350 for any unit that has been smoked in to cover the additional cleaning / ozone. (This is not covered under Non-Refundable Damage Waiver).
