2017 MONTHLY RENTAL RATES

* $533.60 Deposit must be paid at the time the reservation is made. This includes the $500 that will be applied toward your last month’s rent and the $30 registration fee and tax. Please note that we only apply the $500 deposit toward the last month’s rent if we have a credit card number on file, otherwise it’s refunded back 7-10 days after your departure. *

* There will be a $50 + tax ($56) non-refundable damage waiver charged to anyone who hasn’t established a history renting through our office. This waiver is like insurance and covers any damages / accidentals up to $350.00. *

 

2 Bedroom Standard Rates

  • September – $2300 (Monthly rates start on Tuesday, September 5th)
  • October – $2300 + tax = $2576
  • November – $1240 + tax = $1388.80
  • December – $1240 + tax = $1388.80
  • January – $1340 + tax = $1500.80
  • February – $1340 + tax = $1500.80
  • March – $1940 (Pro-rated since you must leave on March 23rd to $1376.76 + tax = $1541.97)

– Add a one-time $110 Cleaning Fee plus tax to your first month’s rent ($123.20).
– A damage waiver of $56 may apply (See info above).
– You have a monthly $90 Power Bill Allowance ($110 for top or bottom floor) November – March. Anything over that amount you are responsible for paying the difference.
– 4 or more month reservations get a $260 discount which is to be divided up for the months staying.

 

2 Bedroom Large Rates

  • September – $2600 (Monthly rates start on Tuesday, September 5th)
  • October – $2600 + tax = $2912
  • November – $1440 + tax = $1612.80
  • December – $1440 + tax = $1612.80
  • January – $1540 + tax = $1724.80
  • February – $1540 + tax = $1724.80
  • March – $2140 (Pro-rated since you must leave on March 23rd to $1518.66 + tax = $1700.90)

– Add a one-time $110 Cleaning Fee plus tax to your first month’s rent ($123.20).
– A damage waiver of $56 may apply (See info above).
– You have a monthly $90 Power Bill Allowance ($110 for top or bottom floor) November – March. Anything over that amount you are responsible for paying the difference.
– 4 or more month reservations get a $290 discount which is to be divided up for the months staying.

 

3 Bedroom Rates

  • September – $3000 (Monthly rates start on Tuesday, September 5th)
  • October – $3000 + tax = $3360
  • November – $1740 + tax = $1948.80
  • December – $1740 + tax = $1948.80
  • January – $1740 + tax = $1948.80
  • February – $1740 + tax = $1948.80
  • March – $2340 (Pro-rated since you must leave on March 23rd to $1660.56 + tax = $1859.83)

– Add a one-time $150 Cleaning Fee plus tax to your first month’s rent ($168).
– A damage waiver of $56 may apply (See info above).
– You have a monthly $100 Power Bill Allowance ($120 for top or bottom floor) November – March. Anything over that amount you are responsible for paying the difference.
– 4 or more month reservations get a $360 discount which is to be divided up for the months staying.

 

Reservation Policies for Long Term Monthly

  • DEPOSITS: $533.60 Deposit must be paid at the time the reservation is made. This includes the $500 that will be applied toward your last month’s rent and the $30 registration fee and tax.   • CANCELLATIONS/REFUNDS: There is a $50 cancellation fee if you cancel at least 90 days prior to your arrival date. If you cancel within 90 days prior to your arrival date for any reason including medical then your deposit of $500 will be forfeited.
    Once you check into your unit and a situation arises to where you must shorten your stay, please be advised that you are still responsible for the remainder of current months stay and your $500 advance deposit will be reimbursed to the owner for loss of revenue. We are no longer able to refund ANY portion of rent. Any changes have to be made 90 days in advance.
  • PETS POLICY: As a friendly reminder, we do not allow guest pets in units or on property. This is strictly enforced in accordance with the Dunes of Panama Management Association Rules & Regulations. If a guest pet is found to be in unit or on property the full deposit will be retained. The pet must vacate the premises. If the pet cannot be boarded you will be asked to vacate the premises with no refund of rent or deposit ($250 1 & 2 bedrooms; $350 for 3 bedrooms; $500 for all rooms during spring break). The pets you may see on walkways, in elevators, or on property are our owner’s pets that are residing permanently or staying in a pet-friendly unit managed through another agency. Buildings D & E are strictly owner pet only buildings.
  • SMOKING: As a friendly reminder all rental units are Non Smoking. Any detection that smoking has occurred in unit the full deposit ($250 1 & 2 bedrooms; $350 for 3 bedrooms; $500 for all rooms during spring break) will be retained for smoke removal, lost revenue, and/or damages.
